Ahhh… what a life!  Sitting on your deck, watching the sun set over the water, hearing the splash of the fish jumping… Wait a minute!  Are we talking about Sun City, Arizona?  That city right in the middle of the desert?

Indeed we are talking about Sun City.  It may be in the desert, but there are two man-made lakes in the heart of the community, and there are some great homes for sale on both of them.

Viewpoint Lake is Sun City’s “jewel” and is often depicted in photos.  Homes surround the lake, but there is public access for SC Recreation Center members, and a very lovely little hill with paths around and over it, and a gazebo that can be rented for weddings and other events.   Swimming isn’t allowed, but boats meeting certain criteria are welcome, and Rec Center card holders can fish without a license.

The second lake, Dawn, is often a surprise to people because there is no public access and unless you visit someone who has a home on the lake, you wouldn’t even know it’s there.

Both lakes are right in the middle of Sun City, only a few blocks from shopping, medical facilities, two of our seven recreation centers, and several of our 11 golf courses.

There are currently 10 Sun City waterfront homes on the market, ranging from $240,000 to $399,000.  And, there are also waterfront homes in Glendale and Peoria.  Click on the links at the top to check them out!

You could be sitting right here, looking out over the lake or taking a little cruise from your own dock.

This 2 bedroom, 2 bath 2300 sq. foot home sits on the shore of Viewpoint Lake.  It could use some updating, but that’s easy enough to do in Sun City homes.  Did you know the interior walls are non-weightbearing?  You can open things up and expand your living space in so many ways.

Well, turn your head for a moment (or in my case, leave to spend a week with my kids and grandkids) and things change!  We now have four patio homes on the market at an interesting range of prices.  The one 3-bedroom home remains listed at $145,000; the second has dropped the price to $114,000, and two have been listed – same model, but one is $132,000 and the other $175,000.  It will be interesting to see how those play out.   None of these are my listings, but of course if you want to see any of them, I’ll be happy to show them.

There’s a small neighborhood of 72 homes bounded by Del Webb Boulevard on the east, 107th Drive on the west, Cameo Drive on the north, and Buccaneer Way on the south. In that neighborhood are what many consider the perfect Sun City homes. Patio houses are single family residences, and although they share walls with other homes they are not condominiums and are not governed by a homeowners association. Other than three additional homes on Buccaneer Way which were the model homes, there are no other Patio houses in Sun City.

Many features make these homes unique. The location is great, being within a few blocks of Lakeview Recreation Center, Banner Boswell Hospital and its various clinics, restaurants, and shopping. All the homes have decorative gates with an intercom, so that when guests arrive the homeowner can ask who is there and  feel confident enough to simply push a button to unlock the gate. All homes have a front and back patio, although some homeowners have modified the patios in various ways, sometimes adding a roof and incorporating all or part of the patio to indoor living space. In the original models there were sliding glass doors onto one or the other patio from every room except the bathrooms.

Three models were originally offered, ranging in size from 1872 sq. ft. to slightly over 2000 sq. ft. The PH-100 and PH-200 plans have two bedrooms, while the PH-300 plan has three. A brochure produced by the Del Webb Corporation introducing “the exciting, new…Patio Houses” states: “Patio Houses offer several highly desirable living advantages:

  • You receive fee simple title to your house and lot;
  • There is a minimum of exterior building maintenance because of the common walls and the durable materials used on the front and rear exteriors and patios;
  • There is virtually no yard work; even the watering of shrubbery in the front and rear patios will be done with bubblers which are included in the original construction”
